Q. What is an EPC?
A. An Energy Performance Certificate or EPC is a 4-6-page document, which rates your home’s energy efficiency on a scale from A-G, and suggests measures to improve that rating.

Q. Who has to have an EPC?
A. EPCs will be required on all domestic properties put up for sale from 10th December 2007, all domestic rental properties upon change of tenant from 01
st October 2008. Commercial and new build properties are being phased in through-out 2008.

Q. How much will it cost?
A. EPCs are likely to cost between £80 and £150 depending upon your property’s value or size.

Q. How long does it take?
A. The property inspection will typically last one hour, with the actual EPC available to view and use a few days later.

Q. Who has access to the information?
A. EPCs must be made available to anyone looking to purchase a property, but ultimately, access to the information will be at the discretion of the homeowner.

Q. How will an EPC help me?
A. EPCs provide consumers with accurate information on energy efficiency, allowing them to make a more informed choice.
The Energy Saving Trust estimates that following the proposals in an EPC could save homeowners £300 a year on fuel bills alone.

Q. What if I live in an older property?
A. Newer properties benefiting from modern construction materials will fare better than older ones, however, there are many ways to improve your rating.

Q. How can I improve my rating?
A. Your EPC will suggest improvements to your efficiency rating, divided into low and high cost options.

There are government-supported schemes to help with the cost of these improvements, which are likely to attract rewards and incentives from energy and mortgage providers.
